Our office hours

We kindly ask you to pay the remaining amount via bank transfer within 10 days before your arrival. The city tax can be paid at the reception desk (cash or with credit card).

On weekdays, from Monday to Friday, our reception desk is open from 8.00 until 12.00 am. During the weekends, on Saturday and Sunday we are available upon request or always among WhatsApp.

We accept debit cards, credit cards (Visa, Mastercard, Eurocard), and cash.

On your arrival day, your apartment will be available from 3.00 p.m. On your departure day, we ask you to leave the apartment by 9.30 a.m. so that our staff can clean it for the next guests.

Upon request and subject to availability, it is possible to request an early check-in or late check-out (for a fee).

If you have not checked in online, please bring your documents to reception (including children’s documents) as soon as possible to complete the guest registration which must be done within 24h after the arrival.

In front of the house there is a short-term parking zone for arrivals and departures. The guest parking space can be found approx. 40m away from the “Eden”. (Find the map below and also in your apartment).

Please, park on the right-hand side so that all other guests can park easily. There is one parking space provided per apartment.

For our guests from Apartments 10 and 11 there is a reserved parking space directly opposite the house (marked with a sign).

The parking for our guests is situated approx. 40 metres from our Eden Apartments: Follow the street, turn left after the first bend, and you will find our parking spaces (with signs) next to a house with blue shutters. Only the parking space for apartment no. 10 is situated in front of the entrance. You can stop in front of the entrance to load and unload your luggage.

On your arrival you will find the kitchenette with basic equipment.
On request we can also provide other devices (such as toaster, microwave, Nespresso coffee machine...).
Paper garbage bags for organic waste and coffee filters are also available free of charge at the reception desk.

If something is broken during your stay (plates, wine glasses...) do not worry; just report it to our employees so that we can stock up accordingly.

Your apartment will be equipped with towels, tea towels and bed linen. For stays of 14 days, a linen change is provided - you will receive a new linen set with towels and bed linen from us. Please arrange with our employees the day on which you would like to get the fresh linen set.

Of course, you can order an additional set of towels or a change of towels from us at any time (fees apply).

Bathrobes are available against an extra charge of  €10 per person/stay.

If you would like to clean your apartment by yourself during your stay, the appropriate cleaning utensils (vacuum cleaner) are available upon request.

In addition, it is also possible to order an intermediate cleaning for a small fee (40€ without cleaning of the kitchenette) by our cleaning ladies. Please ask at the reception for more information.

NEW: The GUEST PASS will only be issued digitally. If you have already checked in online, you should have already received this from us by email, otherwise we will be happy to print it out or send it to you again. Children (from the age of 6) and adults can travel free of charge on all South Tyrol public transport (buses, trains) with the pass. The Seiser Alm Bahn and the buses on the Alm are excluded.

Important: The QR code must be validated for every bus ride.

Your dogs are welcome here, but we kindly ask you not to leave them alone in the apartment. Please bring a blanket or a dog bed with you for hygienic reasons. There are numerous walks that start directly from our apartments’ doorstep, perfect for you and your dog. If you would like to use public transport, such as buses or lifts, remember that the use of a muzzle is mandatory.

Dogs have a surchge of 20 € per day.

We are an environmentally conscious company and ask our guests to separate their waste. You will find the appropriate containers (paper, plastic, metal, glass, residual waste...) beneath the entrance by the fence.

On your balcony you will also find 3 small containers for paper, glass and plastic waste, to sort the waste already in the apartment.

For organic waste please use the brown paper bags (available at reception) and do not throw in meat leftovers (those are to put into the residual waste container).

Before leaving, we kindly ask you to leave your apartment clean and put the rubbish in the provided containers on the ground floor.

You will find a laundry behind the reception office. In the morning, it is used by our cleaning staff, but you can use it in the afternoon or in the evening to wash and dry your own laundry. Just let us know at reception and we will provide you with tabs for the washing machine and charge you €10.00 for the use of both machines.

During the peak season, you can contact the tourist doctor in Kastelruth if needed. During the rest of the year, you can contact a family doctor in Kastelruth or Seis am Schlern. Ask at reception to get more information.

On the ground floor you will find our small, newly designed wellness area with a Finnish sauna and infrared cabin, as well as some loungers.

During the winter months, the wellness area is open in the afternoons from 4 p.m. to 7 p.m.

In summer or outside the high season, we are happy to turn on the wellness area for you upon request. Please contact reception or via WhatsApp.

Sauna towels are available for you - after using them, please throw them in the laundry basket and do not take them into the apartment.

In front of the entrance to our apartments, there is a room with a white, locked door where you can leave your skis and bikes. For the safety of your own equipment, please remember to always lock the door.

There is a safe and accompanying instructions in the closet of your bedroom. Please ensure you leave the safe empty and open upon departure.

All the apartments and common areas are non-smoking. We kindly ask you to smoke on the balconies or in the small outdoor lounge on the ground floor.

Children under the age of 12 cannot take the lift alone and must always be accompanied by an adult. In the event of fire, do not use the lift.
